Avalon South Miami
It is an honor to work alongside the design professionals at Avalon Bay Communities and the City of South Miami to redevelop an entire city block and transform an old grocery store into a dynamic, mixed-use, transit oriented development featuring a new Fresh Market, townhomes, residences, and ground floor retail.
Every aspect of this development was prohibited by the then-existing regulatory regime in place within the City of South Miami.
We worked alongside ownership and the development team to usher in a new regime in the regulatory framework that traded development density and intensity for the commitment to ensure the continuity of a grocer tenant in South Miami’s Hometown District.
We served as lead entitlements counsel drafting the new regulatory framework and negotiating a multi-year development agreement with the City of South Miami.
The project when complete will comprise nearly 300,000 SF of residential use, more than 35,000 SF of commercial use, 290 residential units, a 5000 SF public plaza and more than 25,000 SF of public realm improvements.
We are grateful to the City of South Miami and its leadership to have the courage to stick with this project and make it a reality.
