Sunset Place
We represented Federal Realty Investment Trust (“FRIT”) together with Grassriver Partners in the existential transformation of the mall previously known as the Bakery Center and the Shops of Sunset. For this representation, Jeff led the development team in a Citywide referendum process to amend the City’s charter and eliminate the unanimous vote requirement that stymied all redevelopment efforts within the City of South Miami for decades. At the same time, Jeff and his team proposed a suite of entitlements to transform the ailing mall into a mixed-use and vibrant development poised to reinvigorate the underperforming location. Through a series of approval hearings, Jeff and his team entitled the project with approximately 618,000 SF of commercial use, 520,000 SF of residential use comprising approximately 454 dwelling units, and a 182 key hotel. Furthermore Jeff and his team were able to increase the permitted height from 4-stories to 17-stories.
